The Challenge
E1 Studios is a complex multi-tenant environment, with high occupancy variability affecting water usage patterns across the building.
Before Legionella Watch was introduced, Workspace had experienced intermittent positive Legionella samples through quarterly testing. Alongside this, the team was managing ongoing compliance requirements from local authorities and growing tenant concerns around water safety.
The challenge was therefore not just maintaining water hygiene compliance, but managing water safety consistently within a busy and changing workspace environment.

The Solution
To improve visibility across the water system at E1 Studios, LCS introduced Legionella Watch, combining smart sensors, an IoT network and cloud-based analytics.
The system was configured to monitor temperature and water flow across selected source assets and outlets, with data transmitted securely for ongoing monitoring and alerts.
Following an initial assessment of the site, LCS designed the sensor setup, completed the installation and brought the system live for ongoing monitoring and optimisation.

Results &
Impact
Following the introduction of Legionella Watch, Workspace achieved a complete resolution of the identified Legionella issues at E1 Studios.
The move to continuous monitoring also reduced the amount of manual monitoring required by 75%, while water testing costs were reduced by 40%.
With 24/7 monitoring in place, the team also gained ongoing visibility of the water system rather than relying solely on periodic checks.

What's Next
Following the results achieved at E1 Studios, Workspace planned to extend Legionella Watch to three additional locations.
Future development plans also included integration with building management systems and a tenant engagement dashboard.
